Opening a New or Relocated Business

WELCOME TO HARTLAND TOWNSHIP!

We are excited you have chosen our community for your new or relocated business. Before signing a lease, business owners should contact the Planning Office to ensure their use is allowed in that zoning district. There is a simple process to follow in order obtain a Certificate of Occupancy from Livingston County to be able to open to the public and serve your customers. The Planning Department is here to help you through the process.

 

Documents

  1. Zoning Compliance Certificate- Required for new tenants in an existing building/tenant space. (If new single-use building was approved under a site plan application, typically a zoning compliance certificate is not required as the use was approved with the site plan application.)
  2. Land Use Permit ApplicationRequired even if permits from the Livingston County Building Department are not required for the scope of work within the tenant space.
  3. Sign Permit Application- as applicable. A Sign Permit cannot be approved without an approved Zoning Compliance or Land Use Permit.
  4. IPP/Industrial Pre-treatment Permit- If the site uses public sanitary sewer, the business owner must contact Genesee County Drain Commissioner’s Office and complete the IPP documents as instructed. (The final destination of wastewater generated in Hartland Township is Genesee County.)

Process

  1. Zoning Compliance Application- must apply for and be approved by the Township prior to the approval and issuance of a Land Use Permit.
  2. A Land Use Permit Application may be reviewed concurrently with Zoning Compliance application. Typically, the Landowner is also required to sign these documents. Please provide a floor plan of the layout and activities that will occur in each space.
  3. Applicant works with the Fire Authority to complete their requirements and documentation.
  4. Applicant proceeds to Livingston County Building Department with approved Land Use Permit for all applicable permits/approvals.
  5. Inspections by Fire, Township and County as applicable prior to the issuance of a Certificate of Occupancy.
